How do you know if a repair will actually hold?
A repair holds when the damage is isolated and the rest of the roof has usable life left. The two questions we ask on every inspection: How old is the roof, and has this area leaked before?
Asphalt shingles in North Texas last roughly 20 to 25 years under normal conditions. If your roof is 10 years old and one section took a hit in a storm, a roof repair is almost always the right call. Same roof at 22 years with two prior repairs on the same slope: that is a different conversation.
Which roofing problems mean you need a replacement?
Some damage goes deeper than shingles. When we pull back a problem area and find rotted decking, black mold in the attic, or soft spots across multiple sections, a repair covers a symptom, not the cause.
Signs that lean hard toward roof replacement:
- Widespread granule loss across three or more slopes
- Active leaks in multiple locations unrelated to each other
- Decking damage under more than 20 to 25 percent of the roof area
- A roof older than 22 years that has already been repaired more than once
None of these are automatic death sentences, but they change the math. A repair that buys you five or more solid years is a good deal. A repair on a roof that needs to come off in 18 months is money spent twice.
When does a repair make more sense than replacing?
Newer roof, isolated damage, and first occurrence: repair wins on cost every time. We see this a lot after spring hail seasons. A storm moves through, a handful of shingles crack or lift, and the rest of the roof is in solid shape. The other repair situation: something failed at a flashing, a pipe boot, or a valley seal. These are workmanship points, not material failures, and they are almost always repairable without touching the rest of the roof.
