What Actually Happens During a Free Roof Inspection
Free has earned some side-eye in roofing, and fairly. First, the roof surface. We walk the roof and look at the shingles for cracking, curling, granule loss, and hail bruising. We check the flashing around chimneys, valleys, and vents, because that metal work is where most leaks actually begin, not the shingles themselves.
Second, the edges and gutters. We look at the drip edge, the gutter condition, and what is sitting in the gutters. Shingle grit collecting down there is one of the earliest signs a roof is aging out.
Third, the attic when we can get to it. Water stains, daylight through the deck, and poor ventilation all show up in the attic before they ever show up on your ceiling. In our heat, ventilation matters as much as the shingles. A cooked attic shortens a roof’s life by years.
Fourth, the photos and the talk. We show you pictures of everything we found, on your roof, not stock images. Then we tell you one of three things: your roof is fine, your roof needs a specific repair, or your roof is near the end and here is roughly when to plan for it.
