A Roof Maintenance Checklist for Texas Homeowners

Roof maintenance is the home project with the worst marketing in history. Nobody has ever invited the neighbors over to look at their resealed flashing.

A roof maintenance checklist for Texas has to account for two things the rest of the country does not deal with in the same combination: months of brutal heat, and a spring storm season that arrives on schedule every year. Most of what keeps a North Texas roof alive is small, cheap, and done before anything goes wrong. We have been doing it since 2000, and the pattern almost never changes.

Here is the version we actually give homeowners, not the version that ends with somebody buying a new roof.

What should be on a Texas roof maintenance checklist?

Six things, twice a year: shingles, flashing, sealant, drainage, penetrations, and the attic underneath.

  • Shingles. Missing, cracked, curling, or bald patches where the protective grit has worn off.
  • Flashing. The metal around chimneys, vents, and valleys. Our summers dry out the sealant behind it and it starts to lift.
  • Sealant and pipe boots. The rubber collars around plumbing vents crack and split in Texas sun faster than almost anything else up there.
  • Drainage paths. Water needs a clear run off the roof. Anything holding it against the shingles is a slow problem.
  • Penetrations. Satellite dish mounts, solar standoffs, and anything else somebody screwed through your roof at some point.
  • The attic. Airflow, damp stains on the decking, daylight where daylight should not be.

That list covers the overwhelming majority of what we find. When something is worn rather than broken, it belongs on our roof repair side rather than anywhere near a replacement conversation.

How often should I check my roof in North Texas?

Twice a year, plus once after any storm that made you look out the window.

Late winter is the first pass, before spring storm season gets going. Early autumn is the second, after the heat has finished working on everything. The National Weather Service office in Fort Worth tracks the severe weather that moves through our part of the state, and the pattern is reliable enough that you can plan maintenance around it.

The storm check matters more than either scheduled one. Wind lifts shingles without removing them, which means the roof looks untouched from the street and is not. If you heard hail on the windows, that is worth a look even if nothing appears wrong.

What can I check from the ground?

More than you would think. Most of the early warning signs are visible from your own driveway with no ladder involved.

Walk the perimeter of the house and look for shingles that are missing, lifted, or sitting at an angle their neighbors are not. Look for dark patches where the surface grit has worn away. Check the flower beds and the driveway apron for granules that have washed down off the roof, because a lot of loose grit means the surface is thinning. Look along the ridge line for anything lifted or cracked, since the peak takes the most wind.

Then go inside and look at your ceilings, especially in upstairs corners and around chimneys. A faint brown ring is water, and water that reached your drywall came through the roof a while ago.

If what you are seeing is bruising and dents rather than ordinary wear, our guide to telling hail damage apart from normal roof wear covers how the two actually differ up close.

What should a roofer check that you cannot?

The things that require getting on the roof safely and knowing what a failure looks like before it becomes a leak.

We walk the roof and feel for soft spots underfoot, which is decking that has taken on water and lost its strength. We check the seal on every penetration, lift the edges of flashing to see whether it is still bonded, and look at the granule loss up close rather than from sixty feet away. We also look at the attic side, because half of what shortens a roof’s life here happens underneath the decking rather than on top of it.

North Texas gets enough severe weather that this is not paranoia. NOAA’s severe weather records show how routinely hail and high wind move across our counties, and roofs here absorb all of it.

After a storm the priority list changes, and our post on what to do after a North Texas hailstorm lays out that sequence.

What maintenance actually prevents a leak?

Sealant, flashing, and pipe boots. That is where the large majority of leaks we chase actually start.

Open field shingles rarely leak on their own. Water gets in where the roof is interrupted: around a chimney, at a valley, through a cracked pipe boot, under flashing that dried out and pulled away. Those are small, cheap fixes when you catch them and expensive ones when you do not, because by then the water has been in the decking and the insulation for a season.

About half our inspections end with us telling the homeowner the roof is fine. That is a terrible sales strategy, and we do it anyway. When we do find something, you get photos of it and a written quote, and nobody pressures you to sign the same day. We run our own crews, we have been family run in Plano since 2000, and we sweep the yard and driveway with a magnet before we leave.

Frequently asked questions

How often does a Texas roof need maintenance? Twice a year is the working rhythm, once in late winter before storm season and once in early autumn after the heat. Add a check after any storm severe enough that you noticed it.

Can I do roof maintenance myself? You can do the ground level half safely, and that catches a lot. Getting on the roof is where it stops being worth it for most homeowners, both for safety and because knowing what you are looking at is most of the value.

Does roof maintenance actually extend a roof’s life? Yes, and mostly by preventing small failures from soaking the decking. Sealant, flashing, and pipe boots are cheap to maintain and expensive to ignore.

What is the worst thing for a roof in North Texas? Heat and hail, in that order over time. Heat works on the roof every summer without anybody noticing. Hail does its damage in twenty minutes and is often invisible from the ground.
